The meeting was called to order by Chairperson Emily Dohlman-Govern.

Alison Holten motioned to approve the current agenda and minutes from the November 20, 2024, meeting, Emily Dohlman-Govern second, motioned carried all ayes.

Derek Smith, owner of Cresco Auto Body and Collision Repair, applied for a building permit to add on to his existing building.  The permit was denied because the addition will encroach on the front (south) yard set back by forty-five feet (45’ 0”.) The Cresco City Code requires forty-five (45) foot front yard setback. It will also encroach on the rear (north) setback by 20 (twenty) feet.  The Cresco City Code requires twenty-five (25) foot rear yard setback.

The City of Cresco mailed a notice to all property owners within 250 feet of 418 3rd Ave SW and placed a notice in the Cresco Times Plain Dealer.  The city did not receive any correspondence regarding this variance request.

The property is situated in the C-1 zone and is located at 418 3rd Ave SW in Cresco, Iowa.  Legal description: LOT 1 IN 3 & LOT 1 IN 4 SUBD E 30′ LOT 4 & W 130′ LOT 3E 1/2 NE.

The request, if approved, would authorize the construction of the addition that will encroach the front (south) yard set back by forty-five feet (45’ 0”.) and it will also encroach on the rear (north) setback by 20 (twenty) feet.

The Public Hearing was opened, and discussion was held regarding a variance application from Derek Smith.  Derek stated that his business has grown significantly due to the fact that he has acquired a lot of new business from a local manufacturer.  With the addition to the building, he will be adding at least two additional employees.  Without the addition, he may be forced to look outside of the City for a different location.

Robert Story made a motion to approve the variance, Dale Ernst second the motion.  Motion to approve the variance carried all ayes.
